Surety Bonding

The Surety Bond market has seen very little change in the industry until recently. Historically the General Contractor's have carried the burden of posting a surety bond to the Owner and/or Lenders and that was enough to satisfy the requirements. Today we are seeing more and more Surety Companies setting forth additional requirements that force GC's to further bond their trade contractors. Similar requirements are being set forth in Contract Documents, and we expect to see these requirements become standard. In essence, some portions of the project are bonded by both the GC and the subcontractor. Contractors of every size and every tier need to understand the changes in the market and how it will affect their businesses. Lutgert Insurance represents dozens of surety markets and performs the initial underwriting in-house which helps speed the process significantly. We have a wide variety of bonding options to assist a wide variety of accounts.

We have programs for:

  • Small projects, under $250,000 (do not require financial statements)
  • Small programs, single bond $250,000 with aggregate $750,000 limits with limited underwriting
  • General Contractors of all sizes - $1,000,000 to over $50,000,000
  • Minority Contractors
  • SBA Qualified Contractors - General Contractors and Artisan Trades
